Value: AU$4,789,000
DESCRIPTION:
Predominantly new development of 26 apartments with two retail spaces/offices in an old warehouse with heritage status.
ARROW'S ROLE
Deliver Project Management and Construction management to a unique project involving a value engineering exercise and GMP to suit the client’s need for pre-sale opportunities.
UNIQUE ASPECTS
The building was located in the city loop power supply where power cuts were not possible. The project involved demolition of a large structure within the confines of a childcare center, a church and a two-storey office building whilst supporting a Heritage façade.
80% of the original structure was demolished and the project included removal of hazardous chemical tanks buried in the original concrete slab and removal of bulk asbestos materials from linings and roof sheets.
The workers also had to deal with the fact that there were 660,000 volt lines one metre from the building envelope. Additionally, during the project there were EBA negotiations which meant there were imposed bans and limitations to works Melbourne-wide.
